NYU Langone Health: 1999 Marcus Avenue

New York University Langone Health (NYULH), in an effort to respond to the growing needs of the community they serve and to continue to provide their well-known quality service, is planning to expand their presence at 1999 Marcus Avenue, New Hyde Park in Nassau County, New York.

NYULH currently leases portions of the first and third floors of this three-story commercial office building, and is entering into a lease to occupy an additional 12,000 SF on the second floor. This new space will be used for an orthopedics ambulatory practice, which will include two x-ray rooms, with the balance of the space used to accommodate other specialty practices. These practices are anticipated to have separate entrances, and will consist of exam rooms, consult offices, waiting/reception areas, and administration and support spaces. This will not be an Article 28 facility.

As a design alternate, NYULH wishes to explore relocating the existing x-ray equipment on the third floor to the newly built second floor x-ray suite. The spaces that currently house the third floor x-ray equipment will expand to accommodate the existing adjacent clinical programs in this alternate.

The construction shall be considered a gut renovation except for the building’s electrical and plumbing services for the floor. The existing HVAC unit serving the floor will remain; the design team will survey the equipment to confirm its capacity and ability to serve the proposed design. The design team will survey the first floor for plumbing, conduits, and structural requirements for the x-ray equipment and other under-floor coordination. Existing systems will be analyzed through surveys. Regular meetings with the owner’s representatives will enable coordination on the infrastructure serving this project and the adjacent tenant areas.
